Basement finishing
Turning an unfinished Ottawa basement into living space, with the moisture work done first and the permit sorted before the framing.
Areas we serve
Orléans divides on a date. Chapel Hill, Queenswood Heights and the older streets north of St Joseph are 1970s and early 1980s, with 2x8 floor joists, aluminium wiring on some streets, original 100 amp panels and basements around 1.9 to 2.0 m clear. Avalon, Fallingbrook and Notting Hill are mid-1990s and later, with modern framing and services.
Aluminium branch wiring is the specific east-end item worth naming. It was used in Canadian housing through the mid-1970s, it is not inherently unsafe, and it does require compatible devices and connectors properly installed. Any renovation that opens walls in a house of that vintage is the moment to have the connections checked by a licensed electrician rather than leaving it.
Bilingual households and a large federal-employee population make legal secondary suites unusually common here, and the 1970s stock is right at the edge of the 1.95 m ceiling height the Building Code wants. Measure under the trunk duct as well as under the joists before committing to a suite design.
The east end also has pockets of sensitive marine clay closer to the Ottawa River and along Green's Creek, and additions with new foundations there are more likely to need a geotechnical review. Where an addition ties into an older foundation on clay, the joint is where differential movement shows, so ask how that joint is being detailed.
