Three facts shape almost every renovation decision here. General contracting is not a licensed trade in Ontario, so the credentials that matter are narrower than the advertising suggests: a BCIN for whoever prepares permit drawings, PEO registration for an engineer, and certificates of qualification for the electrician and the plumber, which are compulsory trades. The Tarion new home warranty does not cover renovations of an existing house. And HST applies at 13 per cent with no rebate unless the project is a substantial renovation, which the CRA defines as replacing 90 per cent or more of the interior.

Then there is the ground. Much of Ottawa sits on Champlain Sea clay, which swells when wet and shrinks as it dries, and the Building Code asks for foundation depths as much as 1.2 m below grade in clay soils. That is why an addition beside an older foundation needs thought at the joint, and why lowering a post-war basement floor to reach the 1.95 m the Code wants for a suite is an engineering job rather than a digging job.
